I am a business and financial leader in domestic affordable housing markets.
I have 25+ years of experience in real estate, financial services, social impact investing and lending, with business leadership and management experience in private, public and nonprofit sectors. I spend a lot of time thinking about policy surrounding affordable housing lending and the Low-Income Housing Tax Credit program.
I work hard to deliver safe, affordable housing to disadvantaged families and troubled communities through impact lending and allocating Low-Income Housing Tax Credits, all while positively impacting the “bottom line.”
I have a passion for advancing opportunity for the under served through public-private partnerships that expand housing, foster community and economic opportunity, and growing business.

I currently serve as the President and CEO of Nevada HAND Inc.
Nevada HAND Inc., is the state’s largest nonprofit dedicated to the development, management, and administration of high-quality homes and supportive services for working families and seniors. The organization serves residents with onsite wellness, school success, workforce development and financial education, and community engagement services, creating opportunities for residents to live well and for neighborhoods to thrive.
I previously served as the Executive Director of the Illinois Housing Development Authority, a quasi-governmental self-supporting mission driven lender. I lead a 300+ person team. The Authority has financed over $18 billion in asset-based loans including single-family homes and multi-family buildings. At IHDA I managed a $58M annual budget.
At IHDA, I led the effort to create a two-year strategic plan to focus the Authority’s lending activities, technology and cultural transformation to create greater access to affordable housing. I am a leader in Low-Income Housing Tax Credits best practices and other equity models.

Previously, I served as the Principal of A. Hamernik & Associates, Inc., where I led the company’s development as a leader in affordable housing finance. Prior to that, I was the Executive Director of Bluestem Housing Partners, a non-profit housing developer. I have substantial governmental experience holding senior management positions at DuPage County Community Development, and was the Zoning Administrator for the Village of Villa Park.
I earned a Master of Arts Degree in Urban and Regional Planning and a Bachelor of Arts Degree in Urban and Regional Planning from the University of Illinois.
